Supporting Heat and Cooling Services at Charrington Tower & West Hampstead Square

Ballymore has had a longstanding partnership with Communal Energy Partners (CEP), spanning over a decade. Building on this partnership, CEP was awarded the servicing contract for two of Ballymore’s prominent residential developments in London.

Since 2019, CEP has delivered planned maintenance services for heat interface units (HIUs) and fan coil units (FCUs) across Charrington Tower (378 apartments) and West Hampstead Square (197 apartments). 

Ballymore Asset Management Ltd (BAML) needed a reliable, professional engineering team that could work seamlessly in residential environments and adapt to the specific requirements of each site.

How did CEP help?

Our DBS-checked engineers worked closely with onsite teams to access apartments with minimal disruption to residents. Throughout the contract, we kept BAML’s head office in the loop with regular updates and transparent reporting.

We encountered and overcame a few challenges along the way:

Charrington Tower: With FCU quantities varying by apartment size, servicing times weren’t always consistent. We quickly revised the schedule in year two to align with Ballymore’s expectations.

West Hampstead Square: Equipment access was tricky due to fascia panelling. We responded by investing in specialist tools that allowed us to service units without damaging the property.

 

We provided additional value by supporting residents with corrective works following servicing and incorporating an MVHR service at West Hampstead Square at Ballymore’s request.

 

To ensure compliance with the Heat Network Regulations, CEP also carried out meter verifications alongside annual servicing, reducing costs by avoiding the need for separate visits.

 

Across the two developments, we now maintain:

- 575 HIUs

- 888 FCUs

- 197 MVHRs

 

The outcome: 

Thanks to detailed planning and clear communication, the project was completed on time and within budget. Feedback from estate management and residents has been extremely positive, and our engineers appreciated the opportunity to work on both sites.
