One key site in their portfolio is the Archway scheme in North London, a residential development containing around 150 units.
MLM approached CEP to manage a wide range of engineering services at the site, including planned maintenance, resident servicing, metering operations, and heat billing.

To tackle the issues, we introduced 24/7 call-out cover to respond quickly to urgent issues, and carried out a full asset verification, followed by a detailed dilapidation schedule complete with costings and priorities.
A planned preventative maintenance programme was launched, with annual servicing visits fast-tracked to stay ahead of potential problems. We also conducted monthly plant inspections, replaced riser DRV valves, and serviced HIUs across the apartments. To enhance efficiency and ensure accurate billing, we collected data from the BMS and metering systems.
Our team also provided access to electronic logbooks and delivered clear, in-depth monthly reports to MLM. Regular face-to-face meetings with the client ensured ongoing communication, progress reviews, and the identification of further opportunities for improvement.
CEP successfully optimised the heat network at Archway, delivering improvements in system performance, efficiency, and resident satisfaction. Here’s what that looked like:

Following the success at Archway, MLM has asked us to continue, rolling out a full heat network optimisation programme, carrying out a cost-benefit analysis of the CHP system, and supporting major lifecycle replacement works. Our partnership has also grown outside this site as MLM has invited us to bring the same level of service to other developments in their portfolio.
