MLM are the appointed managing agents of the Archway scheme in North London totaling circa 150 residential units. CEP were asked to mobilise a range of services including:
- Ensure a high quality of maintenance of all assets;
- Reduce instances of interruptions to heating/hot water services;
- Identify and resolve existing dilapidations and leaks on the system;
- Reduce client expenditure on unplanned call-outs;
- Measure and review heat network efficiency;
- Operate the low carbon installations including Photovoltaics (PVs) and Combined Heat & Power (CHP) unit;
- Receive swift and comprehensive client reporting;
- Obtain ongoing advice of how the systems and services may be continually improved;
- Swiftly mobilise services;
- Receive transparent and competitive pricing for all of the above services.
- The urgency attached to mobilising and stabilising services;
- System dilapidations and improvements required;
- The absence of fully comprehensive historic service and maintenance records;
- The need to address some historic dissatisfaction from residents;
- The arrangements required in order to access all apartments for servicing;
- Some uncertainty with regards which areas of the estate utility supplies (electricity and gas) were feeding.
CEP were able to provide a quality and service, advice and reporting which had not been delivered previously.
Heat network services were stabilised and efficiency was improved. Plant condition and operation was also improved.
All works were completed within programme and budget and savings were identified in relation to gas costs. The client now has access to complete records relating to all service, maintenance and compliance activities. All CEP KPIs were met each month.
Feedback received from the client, on-site team and residents was positive. Our team enjoyed working on the site and developed positive working relationships with the on-site team.
Following this project, the client has subsequently instructed CEP on the following for this site:
- A full heat network optimisation programme in order to further enhance the efficiency of the system;
- A CHP cost-benefit analysis exercise;
- Some further major life-cycle replacement works.
The client has also invited CEP to deliver similar services on other sites under their management.
